The most important thing you should do as a buyer is to arm yourself with current, factual information.  The real estate market in Montgomery County today is what we call a sellers market -- meaning that there often are multiple offers for each home offered for sale.  The costs of buying land, building materials and permitting fees have exploded in recent years and are passed on to buyers.  

Price ranges.  Condominiums range from the mid-$100,000s to the low $300,000s. Townhouses range from the high $100,000s to the low $400,000s. Single-family detached homes range in price from $300,000 to the mid-$700,000s.  Single-family estate homes start at $300,000 and range up to more than $1.5 million or more.  There is a wide variety of architecture, from attached townhouses to authentic Victorian homes or replicas, along with an equal variation in prices, home sizes and neighborhoods.

New Home or Existing Home?  When you buy a new home, you can specify the amenities most important to you.  Houses are bigger than ever before, with standard features including fireplaces, central air, two-car garages;  two and a half baths seem to be the minimum.  Builders are flexible and are happy to add a sunroom or bonus room, move interior walls, bump out exterior walls or fulfill just about any request you might have.

First Time Buyers. I really enjoy working with first-time buyers.  You really can afford to own your own home, but you need to look at this situation realistically.  The determining factor should not be the amount of the mortgage for which you qualify; you should also plan for maintenance and other costs of keeping your house in the next few years.
